John Stewart Development Co. wants to bring a new senior housing complex to St. Mark’s Square in San Francisco, submitting plans for a seven-story property at 1001 Franklin St. on Cathedral Hill. John Stewart Co. and St. Mark’s Square filed the plans on behalf of the property owner, Martin Luther Towner Inc., as first reported by SF YIMBY. Van Meter Williams Pollack is the architect on the project, dubbed Ella Rohlffs Place.
The plans call for the construction of a 70K SF building, with just under 50K SF dedicated to 94 housing units, and 1K SF of office. The property will also include an 18K SF common area and will connect to the three other buildings in St. Mark’s Square. The John Stewart Co. said it is planning for a 2024 groundbreaking, according to comments made to SF YIMBY. Construction is expected to cost $42.4M, with a 30-month construction time if all goes as planned. New senior housing development in San Francisco tends to be sparse, often catering to senior tenants on the higher end of the income spectrum. A luxury senior living property from Related and Atria Senior Living was announced last year, with monthly rents that went as high as $27K.
